The comfort of an independent home, within the town
Tropical Retreat was conceived to offer the comfort and privacy of an independent home within the urban fabric of Sal Rei. A place to settle into your own rhythm, enjoy your privacy and feel at home.
On a site with limited space, MGM chose to develop a small group of eight villas, interpreting the idea of a horizontally arranged residential community. The design puts each home's independence and the personal relationship with its spaces at its heart.
Each villa extends over two levels and has three bedrooms and three bathrooms, with its own entrance, an exclusive parking space and a private pool. All eight homes share the same layout type.
The project's value lies in this sense of belonging: stepping through your own entrance, using the rooms according to your own habits and enjoying a quiet moment in your own pool. A home that feels truly yours, with the life of Sal Rei around you.
MGM oversees the entire development
MGM oversees the operation from development and design through to construction coordination and sales. Construction is entrusted to an external contractor.
This role includes the work needed to turn the housing concept into a buildable project and address the needs that arise during construction. For Tropical Retreat, one of the most significant stages concerned the ground conditions themselves.
Water in the ground and the project revision
The initial phase of work had begun around six months before construction resumed in September 2025. The presence of water in the ground required a pause, work to address the ground conditions and changes to the project.
MGM strengthened the waterproofing and water-protection solutions. Construction resumed in September 2025, after this work.
This is an important part of Tropical Retreat's story: property development requires the design to be assessed against the actual conditions of the site, adapting solutions when construction makes this necessary. In this case, the revision affected the villas' development process and preceded the resumption of work.
Materials and systems in the project documentation
The technical documentation dated March 2025 described porcelain stoneware flooring indoors, tiled shower areas and resin finishes for patios, pathways, stairs and terraces. It also included lacquered aluminium windows with laminated glass and works for swimming pools, water networks, electrical systems and air conditioning.
These details describe the specifications envisaged at that stage of the project. The final specifications of each villa are governed by the updated technical and contractual documentation.
The site today and the path to handover
As of 5 October 2026, Tropical Retreat is at an advanced shell stage. Building services are being completed and tile laying is beginning.
Handover is currently expected at the end of March 2027. This is the updated target in the construction programme, as work progresses towards completing finishes and building services.
The project is taking shape around its original idea: a personal way of living in Sal Rei, with the independence of your own home and the privacy of your own outdoor spaces.
