In Sal Rei, on the island of Boa Vista, Pérola da Cruz is approaching the end of construction. In his update of 1 October 2026, Marcello Gatto Monticone reported that around 95% of the work was complete and that the project had entered the inspection and testing stage.

The process began in October 2024, encompassing design, detailed construction drawings and bills of quantities. Today, the built spaces provide a way to tell the project’s story alongside the work needed to deliver it: MGM’s role, the actual timeline and the difficulties encountered along the way.

Ten apartments, private spaces and a communal pool

Pérola da Cruz comprises ten apartments: two T1 units, six T2 units and two T2 penthouses. Each penthouse has its own private pool. A third pool, separate from the two penthouse pools, is for communal use.

The photographs taken on 20 September 2026, already shown on the project page, document the building at an advanced stage of construction.

MGM’s role in the development

MGM has overseen the entire development, from project development to coordination and sales. Construction was contracted to an external company.

“MGM did everything except carry out the construction directly,” Marcello explains when describing the company’s role in the project.

From eighteen months planned to twenty-four elapsed

The original planned duration was around eighteen months. Approximately twenty-four months have elapsed from the start of the operational process to the current stage.

Marcello describes a combination of factors: errors, misunderstandings and difficulties relating to supplies and the skills required for certain works.

Materials from Europe and skills on site

Among the main difficulties encountered at Pérola da Cruz, Marcello identifies the procurement of building materials and furnishings from Europe. Transport delays and inefficiencies complicated the arrival of supplies. In some cases, these problems were compounded by customs duties that MGM considered particularly high.

Another obstacle was finding craftspeople with the high-level skills required for certain parts of the project. To complete some works, MGM brought in craftspeople directly from Italy and Switzerland. Their work covered furniture assembly, which required care and attention, and some resin and tile finishes. This led to a further increase in costs.

Despite the difficulties and additional costs, the founder’s assessment of the quality achieved is positive: “An excellent standard of quality for Boa Vista.”

Final works and testing

In the update of 2 October 2026, the remaining tasks concern some aspects of the communal electrical installation, testing of the communal and private pools, and completion of a second test of the photovoltaic installation. Final activities also include a thorough industrial clean of the building.

Reception and the start of round-the-clock service

The reception area is being equipped, with the purchase of PCs, network installation and connection to the video intercom system.

During this stage, while the construction site is still active, a night-time presence is in place. From 1 November 2026, MGM plans to operate a reception staffed 24 hours a day.

Management after construction

Operational and condominium management of Pérola da Cruz will be entrusted to Daimina Vieira, MGM’s head of property management. Daimina will handle administration, with Paolo Folgoni providing support on technical matters.

Handovers and documentation

According to the information provided by Marcello, one apartment has already been formally handed over. The documentation relating to horizontal property ownership and the CIP still needs to be completed before the transfer deeds can be signed.

MGM expects to complete the documentation process and execute the transfer deeds for all apartments by the end of October 2026. This forecast will be updated as the procedures progress and the necessary steps are completed.
