The luxury of setting your own pace
In Bofareira, on the island of Boa Vista, Pedra Encantada is built around a clear idea: to offer a limited number of owners an independent, private home that engages with the landscape. The development comprises nine villas and a club house, set in an elevated position with views towards the sea and the town of Sal Rei.
The language is that of quiet luxury: a discreet elegance, based on proportions, material selection and the relationship between spaces. Tranquility and privacy guide the development’s design, together with the possibility of treating the outdoor areas as part of the home.
A house that opens onto its own patio
The villas are single‑storey and are positioned at varying levels, following the terrain’s shape. At the centre of the domestic layout is the patio: a private space that links indoor living with outdoor moments.
Living, dining and kitchen areas converse with this space through large openings, while the sleeping zone occupies a dedicated wing. The design includes shaded areas, service spaces and a barbecue area. In the architectural variant, the private pool is placed beside the living room, creating a more direct flow between house, water and patio.
The client can choose between three and five bedrooms. The two layouts cater to different household needs and are offered at the same price; the layout and floor areas of the chosen solution will be illustrated in the relevant floor plan.
Materials and comfort in the Boa Vista context
Local natural stone, warm‑toned renders and wood and cane shading define the character of the spaces. The specification gives attention to material durability in the marine environment, protection from sun and wind, and ventilation.
These choices describe the design approach and the specifications envisaged for construction. The finishes and fittings of each individual property will be identified in the detailed drawings and the contractual specification.
Private pool and reserved communal spaces
A private pool is provided for all nine villas and is included in the proposal price. At this stage it is still possible to consider a configuration without a pool at the client’s request.
MGM advises constructing it together with the house: installing it later would involve a more complex and costly intervention. The pool also contributes to the character of the property and may enhance its appeal to future buyers, without constituting any price or resale guarantee.
Alongside the private dimension of the villas there is a club house with lounge and bar area, together with a 33‑metre communal pool. These spaces are reserved for the complex’s owners and are not open to the public.
How to read the villa’s floor areas
In the floor plan of the standard five‑bedroom villa, the total of the areas shown for the individual rooms of the main building is approximately 191 m². It includes living room, dining, kitchen, bedrooms, bathrooms, pantry, entrance and hallway.
The barbecue, storage and WC/laundry are listed separately, totalling about 31 m²; the covered patio, about 95 m²; the uncovered patio, about 88 m²; and the water surface of the private pool, about 20 m². The barbecue is an external ancillary space and not an internal room of the dwelling.
These approximate figures refer to the standard five‑bedroom villa shown in the design. They describe distinct spaces and do not constitute a single area figure for marketing purposes. They do not automatically apply to the three‑bedroom layout or to each individual villa. The floor plan and detailed area breakdown of the specific property and chosen configuration must accompany the purchase documentation.
The areas of the club house and the communal pool are not included in the quantities for the individual villa described here.
The purchase proposal
The villas are offered at €690,000, with private pool included and furnishings excluded. The price is the same for the three‑bedroom and the five‑bedroom configurations.
The proposal relates to the villa with a pool: it is not expressed as a price per square metre. The financial terms and the detail of inclusions will be set out in the purchase documentation for the chosen property.
Project status
According to MGM’s October 2026 update, the construction drawings and quantity take‑offs have been handed to the contractors and construction bids are being collected. MGM confirms that the licences and permits required to start are in place.
Ground‑breaking is scheduled for December 2026. The programme indicated is twenty months, including commissioning, with completion tentatively due in August 2028. This is the updated project timetable: the contractual deadlines for each individual property will be defined in the relevant documentation.
Getting to know Pedra Encantada
To explore the project further, MGM can present the floor plans, illustrate the three‑ or five‑bedroom configurations and guide the client in interpreting the private and communal spaces. The first step is to understand how you wish to live in the house and to match that need with the design solution.
